Research not just online but also to the real community. Learning from real people experience is definitely a great help.

I'm working in a company owned by foreign individuals and I really admire how to reach out to the local people especially businessman to learn about the norm of investing here in the Philippines.

I know three real estate agents.  At least three anyway.  LoL.  I know at least one of them is really a real estate agent.
