Valencia area (Dumaguete) Land Costs/Availability?

Looks like Valencia, 6km, from/above Dumaguete, is higher/cooler then the coast. I wonder is one could buy (pinay spouse) a small chunk of land (w/ trees? creek?) for a reasonable price? I've heard (but never been to) that its less hot, pretty, and above any future storm surges. Any links/comments?

I've heard that it is quite nice in and around Valencia.  You would certainly be above any storm surge.  But that doesn't make you immune to the winds and torrential rain.  Be cautious of any land you purchase and possible susceptibility to landslides, which are quite common during and after typhoons.

If you plan to purchase land, make sure the seller doesn't know anything about you or the price will double or triple, since you are a "rich" foreigner.

Good advice re how to buy and yes it is a nice cooler area, I live a short distance below, between Valencia and Dumaguette. Be prepared for a lot of rain and mist on a regular basis. Maybe rent there for 12 months to ''test drive'' the area.  Brown outs occur there rather too frequently, so the purchase of a generator would be a good idea   If you need regular strong internet connections, forget that area althogether.

This past summer we spent the day at the water falls and hot springs near Valencia.
I liked the area it is up in the hills and alot cooler then in the city, lots of trees, and not alot of traffic.
Public transportation is not very good between Val. and Dum. you have to wait a long time between jeepnies
From what I could see from the road some areas might be hard to build on, steep hill sides and alot of rock in some areas.
There is a creek that ran along the side of the road that we were on I did not get a chance to find out if it had fish in it.
Take your time looking for a place it looks like to me water from the rain or run off from the hillsides could be a big problem if you build in the wrong spot.
Have your wife take a cammera with her and take alot of pictures of the property to show you, that way you can see it without anyone known that you are a rich foreigner, there are lots of ways to see the property without the seller knowning that you are the one buying the property.
Make sure you shop around and find a lawyer that know about realestate, ask other rich foreigner and the poor foreigner also who they used.
